Flood Maps Cut the Pad

3 min read · Acquisitions team

A two-story Craftsman-style house with a stone porch and sloping front lawn at dusk.

Sellers often price from the curb appeal. Developers underwrite the footprint the flood map leaves. A shaded zone, a drainage overlay, or a local wash setback can pull the house off the part of the lot that looked buildable on the aerial. The photos still look dry. The pad is not.

A Property Acquisition Specialist puts the flood map next to the offer. Same page. Same honesty.

Dry grass is not a clear pad

A front lawn can sit outside the shaded line while the rear yard sits inside it. A side strip can hide a drainage easement the city will not let you fill. A finished basement plan can fail when the base flood elevation leaves no room for the product you priced. None of that shows as clearly as a sunny listing photo.

If the planned house cannot land outside the mapped constraint without a variance you do not have in writing, the number was for a different lot. Say that early.

Ask what the map actually says

Ask for the current flood determination, the local overlay, and any elevation certificate before you argue the ask. Ask how the shaded line changes the usable pad, the outdoor room, and insurance assumptions for the end buyer. Ask whether a LOMR, fill, or redesign is realistic in writing.

A verbal note that the wash rarely runs belongs in a conversation, not in the line that sets the pad. Short written answers keep both sides honest.

Price the lot the flood map allows

If the planned product needs a footprint the clear dry pad cannot hold, say so on the page. Developers who underwrite the pad they can actually draw can answer in land terms and stay in the file. Owners who learn the limit after the handshake watch the number move.

A Property Acquisition Specialist will walk the flood map in plain language. Name what the clear pad allows. Then talk price.
