Evidence that new homes nearby already sell at a premium to existing ones. Without that, there is no developer bid.

If the building is what a household will pay for, a public listing is usually the stronger path. If nearby new construction does not outprice existing homes, there is no private off-market advantage. The evaluation will say that plainly.

A conservative no is as useful as a yes.

The property sits on a sizable lot, typically a quarter-acre or larger, in a submarket where developers already prioritize land over the existing structure.

The existing home is 30 or more years old and built to standards that no longer reflect surrounding new construction. At that age, most developers treat the structure as a candidate for removal.

The neighborhood is being rebuilt, with new homes selling at a meaningful premium to existing ones. Without that trend, there is no developer bid and no private off-market path.
All three present: a private sale is likely the stronger number.
