A four-check self-assessment

These are orientation questions, not a score. If most of them sound like your property, a Private Market Evaluation is usually the next useful document.

    The home is about thirty years old or older, and would take substantial work to match nearby new construction.

  2. 02

    The lot is sizable for the street, often a quarter-acre or larger, or unusually well positioned.

  3. 03

    New homes nearby already sell at a meaningful premium to existing ones.

  4. 04

    You can consider a private conversation before a public listing, or you have already listed and the land still looks like the asset.

If the checks do not fit, a public listing or holding the property may be the stronger path. The guide will say that in plain language.
