Neighbor Sale Stories Are Not Pad Math

Sellers walk in with a neighbor story. The house down the street just sold after a renovation, and that close gets treated like the price of every lot on the block. An acquisitions team does not start there. Neighbor-sale stories and buildable-lot math get separated before the first call.

Renovated comps are neighborhood color

A renovated sale includes the finishes a buyer paid to keep. Paint, kitchens, and a marketing path sit inside that close. They tell you the street is alive. They do not price a lot whose house is coming off.

Keep that close in a note about the block. Leave it out of the line that sets the pad. Same street, two products. Only the lot math belongs in the offer.

Lot math is the page you write first

Name the product before you name a price. Finished home or buildable lot. If the house comes off, the page is demo, haul-off, site work, setbacks, utilities, and carry, next to the funds.

Ask what they already reserved after the structure is gone. Ask what they plan to put back. Those answers belong on the page before anyone argues the ask.

Talk price after the page is set

Owners who walk in with only a neighbor story spend the first call defending the wrong product. Developers who see product and lot math on one page can answer in land terms and stay in the file.
