Stormwater Rules Cut the Pad
3 min read · Acquisitions team

Sellers often price from the lot size and the zoning. Developers underwrite what is left after the water has somewhere to go. A larger house means more roof and more driveway, and the city wants that runoff slowed, held, or sent somewhere it will not hurt the neighbor. The tank, the basin, or the drainage swale has to sit on the lot. The plat still shows the same acreage. The pad does not.
A Property Acquisition Specialist puts the drainage plan next to the offer. Same page. Same honesty.
More roof means more water to hold
An impervious surface cap can shrink the footprint before setbacks ever come up. A detention requirement can claim the flat corner that looked perfect for the pool. A natural drainage path across the back can leave the outdoor room too narrow for the product you priced. None of that shows in a listing photo of a dry summer yard.
If the planned house cannot land with its driveway, patio, and the required water plan on the same lot without a waiver you do not have in writing, the number was for a different lot. Say that early.
Ask where the water goes today
Ask for any prior survey, grading plan, or city stormwater notes before you argue the ask. Ask where water sits after a hard rain and which way it leaves the lot. Ask whether the city has an impervious limit, a detention rule for new builds, or an open drainage complaint on the street.
A verbal note that drainage has never been a problem belongs in a conversation, not in the line that sets the pad. Short written answers keep both sides honest.
Price the lot the water plan allows
If the planned product needs a footprint the lot cannot hold once the water plan is drawn, say so on the page. Developers who underwrite the pad they can actually permit can answer in land terms and stay in the file. Owners who learn the limit after the handshake watch the number move.
A Property Acquisition Specialist will walk the stormwater rules in plain language. Name what the clear pad allows. Then talk price.
