Survey Gaps Cut the Pad
3 min read · Acquisitions team

Sellers often price from the acreage on the tax card and the fence line they have always mowed to. Developers underwrite the lines a licensed surveyor will stamp. An old plat, a deed description that does not close, a neighbor's fence or driveway over the line, or a shed sitting in the side yard can all move where the setbacks start. The tax card still shows the same lot. The pad does not.
A Property Acquisition Specialist puts the survey next to the offer. Same page. Same honesty.
The line on the ground sets the pad
Setbacks run from the true lot line, not from the fence. If the line sits inside where everyone assumed, the side yards move with it and the buildable width shrinks. An encroachment can also mean a talk with a neighbor, a boundary agreement, or a title exception the lender will ask about before closing. None of that shows in a listing photo of a dated house on a great street.
If the planned house only fits on the lot the fence suggests, the number was for a different lot. Say that early.
Ask what the last survey shows
Ask when the lot was last surveyed and whether a copy is in the closing file. Ask whether any fence, driveway, wall, or outbuilding sits near or across a line, and whether a neighbor has ever raised it. Ask whether the title commitment lists survey exceptions and whether the deed description matches the recorded plat.
A verbal note that the line has never been a problem belongs in a conversation, not in the line that sets the pad. A stamped survey keeps both sides honest.
Price the lot the survey draws
If the planned product needs width the true lines do not allow, or depends on a boundary fix that is not signed, say so on the page. Developers who underwrite the lot a surveyor will stamp can answer in land terms and stay in the file. Owners who learn the line after the handshake watch the number move.
A Property Acquisition Specialist will walk the survey in plain language. Name where the lines run. Then talk price.
